Skyscraper of the Day: Meet Marina 101

Marina 101 is an under construction supertall skyscraper located in Dubai, United Arab Emirates that is about 97% complete according to its developers. Once completed it will stand 427 meters (1,394 ft) tall, making it the second tallest building in the United Arab Emirates and the 30th tallest in the world.

Construction on the tower began in 2007 and suffered a setback during the Financial Crisis of 2008 when all work was halted and it could not meet its planned completion date of 2015. Construction of the structure finished in 2017 but it is yet to open due to unfinished interior and utilities work, no date of completion exists right now as the developers are said to have ran out of capital and thus all work has ceased once again.

Marina 101 was planned to be a 106 storey mixed use building servicing the Dubai Marina district. The first 33 floors of the building have been earmarked for use by the Hard Rock Hotel, which is the anchor tenant. The middle section has 1 and 2-bedroom serviced apartments, whereas the upper section consists of 3-bedroom apartments and penthouses. A stunning 45-metre crown sits on top of the building. The tower features a complex engineered tubular structure which allows its floor plates to have completely configurable interior partition walls thus there are no internal partitions that can’t be reconfigured to whatever use or mix of uses and sizes makes sense catering to a wide variety of functions.

Due to the long delays in the finishing of the building, its site no longer offers the great-unobstructed views of the gulf that it did at the beginning of the project as multiple other buildings have cropped up in the way. However, Marina 101 still has ample potential to be a great residential building offering a wide range of amenities in a great location whenever it is complete and opened.
